General Description

 

Cardinus Cooperative is a six storey brick building that has been designed to be accessible for people in wheelchairs. It is located in a residential neighbourhood in the southern part of the City close to the airport. There is a small strip mall a short distance away with a grocery store and a variety of smaller shops. The building includes 1, 2, and 3 bedroom units.

 

 

Front Entrance:

 

There is a covered drop off area in front of the main entrance and two sets of exterior and interior doors leading into the main lobby of the building. The doors have an automatic door opener operated by a paddle as shown in Photo 2. Tenants have the option of opening the doors with a security card. The grey panel shown beside the paddle is the card reader. The doors have an open clearance of 32 inches (813 mm).

 

 

 

Lobby, Elevators and Doors

 

The main entranceway leads into an open lobby and the elevators which as you enter the building are directly in front of you. The lobby consists of a large open area with a clear view of the entrance. Hallways and door widths are sufficiently wide to allow for easy access.

 

 

 

The door widths and clear floor space of the two side-by-side elevators provide access for people in wheelchairs and the controls meet accessibility standards.

 

Exterior Courtyard

 


At the back of the building there is an accessible courtyard pictured in Photo 4. The courtyard provides a pleasant area to enjoy the outdoors with a choice of shaded and sunny seating space. It can be reached from the outside by a pathway leading from the front of the building or through a doorway at the back of the lobby.

 

Main Floor Washroom

 

There is an accessible washroom located on the main floor to the right of the lobby as you enter the building.  

 

 

 

Apartment Units

 

The following photos and description are for one apartment. Individual apartments are not all identical. There are variations in the general floor plan. For those that require it, a ceiling track system and automatic door opening device are available.

 

Entranceway

 

The door has a clear opening of 33 inches and there is a large closet immediately to the right as you enter the apartment. To the left is the entrance to the bathroom.

 

 

Kitchen

 

The kitchen is an oversized style with 33 inch high counters, and an accessible side-opening oven with a light weight door. Clear floor space is large enough to allow a person in a wheelchair to do a complete circle in the kitchen. Faucets, electrical switches and power outlets are within easy reach. There is also a convenient pantry with adjustable shelves on the right side as you enter.

Bathroom

 

The bathroom door has a clear opening of 34 inches and the clear floor space is sufficient to allow maneuverability for an individual in a wheelchair. There is a ceiling track lift (See white arrow above) installed.

 


 

Bedroom

 

The bedroom door has a clear opening of 34 inches. There is a large window and plenty of room to create a sitting area.

 

 

Living / Dining Room

 


Other

 

  • Individuals who reside in this location will be responsible to complete a separate application by the Co-operative. Clients will become members of the Co-operative and as a group have the opportunity to participate in co-op activities and decision making process.
  • Some rent supplements are available for those individuals that qualify through the Co-operative.
  • Heat & Hydro are not included in the rent.
  • Shared laundry facilities are available on the first floor. Not all washers and dryers are accessible. Staff assistance is available for those as required.
  • Air conditioning is not available in the units. Client would be responsible to acquire and install their own units.
